Terms & Conditions

1. Booking & Payment

Full payment must be made before arrival unless otherwise agreed.
Bookings are non-transferable without prior approval.

2. Cancellation & Refunds

Cancellations made at least 7 days before arrival will receive a full refund.
Cancellations made less than 7 days before arrival will forfeit full payment.
No-shows or early departures are non-refundable.

3. Guests & Check In / Out

Guest Limits: Pods have strict maximum occupancy limits (2 to 4 people), and unregistered day visitors are not permitted on site.
Age Restrictions: The primary guest making the booking must be at least 21 years old. Hen and stag parties are prohibited.
Check-in / Check-out: Standard check-in is typically from 3:00 PM to 4:00 PM, and check-out is required by 10:00 AM to 11:00 AM.

4. Guest Responsibilities

Guests must respect other visitors and property at all times.
Noise levels should be kept to a minimum, particularly after 10:00 PM.
BBQs may only be used in designated areas.
Pets are not allowed inside the glamping pods.
Smoking/vaping is not permitted inside the pods.

5. Damages and Cancellations

Damage Liability: Guests are fully responsible for any loss or damage to pod property, furniture, or surrounding equipment. Management reserves the right to charge cards on file for deep cleaning or repairs.
Eviction: Causing major disturbances, breaking safety rules, or unauthorised smoking can result in immediate eviction from the property with no refund given.
Cancellations: cancellation 14 days.

6. Farm Access & Safety

Guests do not have access to the rest of the farm.
Children must be supervised by an adult at all times, especially around animals and public areas.
The Greenway Lane operates in all weather conditions—please bring suitable clothing.

7. Liability

Greenway Lane is not responsible for loss, theft, or damage to personal belongings.
Guests stay at their own risk, and the farm is not liable for accidents or injuries due to improper use of facilities.

8. Changes & Farm Policies

Greenway Lane reserves the right to change these terms at any time.
In rare cases, we may need to cancel bookings due to unforeseen circumstances. In such cases, a full refund will be provided.

9. Site Rules and Conduct

Quiet Hours: Noise kept to a minimum particularly 10pm to 8am.
Smoking Policy: Smoking and vaping are strictly forbidden inside any glamping pod or shared indoor facility.
Pets: strictly no-pets policy. Pets not allowed inside Glamping pods.
Fires and Barbecues: Open campfires, Chinese lanterns, and fireworks are banned. Raised barbecues may be allowed if they do not damage the grass etc.
